What worked twenty or thirty years ago, might not be as successful today. On the other hand, some financial concepts will always stand the test of time. Before you make ANY investment (self-directed IRA investment in real estate or a taxable investment in a mutual fund - it doesn't matter) educate yourself!!! There's no shame in sitting on the investment "sidelines" being invested in cash/CD's/money market accounts while you educate yourself. And don't let anyone tell you otherwise.
There isn't a worse feeling than making an uniformed financial decision (or having someone convince you to make one). Know what you own and know why you own it!
